Spain : Adif tenders the operation of the Plaza de Armas Shopping Center

Adif, through its subsidiary Fidalia, has tendered the tender for the operation as a tenant of the Plaza de Armas Shopping Center, in Seville. The winner of the tender will be subrogated in Fidalia's legal position in the lease agreement signed by this company with Adif. The contract signed with Adif is valid until December 30, 2069.

The minimum bid price is 4,952,000 euros and the deadline for submission of bids ends on Monday, July 13, 2020. Detailed information on the tender can be consulted on the Fidalia website: www.fidalia.es.

The Plaza de Armas Shopping Center has a gross leasable area (SBA) of 8,809 m2, in addition to 1,279 m2 of surface for the installation of restoration terraces.

This contest is part of the plan for the rationalization of assets carried out by Adif with the objective of improving the efficiency in the management of these assets, income generation and cost reduction. At the same time, with this tender, Adif and Fidalia seek to value and preserve this historic Sevillian property giving it sustainable use.

Plaza de Armas
Shopping Center The Shopping Center is located in a privileged enclave of Seville, in the historic center, next to one of the main communication arteries of the city such as Torneo Street. In its vicinity is the bus station and has a direct connection with the ring road of the city S-30.

The building, in Neomudjar style, is one of the most representative of Seville and was declared a Site of Cultural Interest (BIC) in 1990 with the category of Monument.

This building, which was in operation as a station until September 29, 1990, underwent a total transformation on the occasion of Expo 92, when it was used as the Seville Pavilion. Later, in 1999, it was transformed into a shopping and leisure center, a use that continues today. For this, a series of reforms were carried out, without the building suffering major alterations, the most striking was the new steel and glass window that closes the platform area on the opposite side of the old window, and the construction of modules where shops and restaurants are located.

Rehabilitation works exterior facades
Currently, Adif, through its subsidiary Fidalia, is carrying out a series of conservation and restoration works on the exterior facades of the building, with an investment of 1,641,920 euros (VAT included).

For the recovery of this historic building, 5 phases of action have been established, with the aim of recovering its original aesthetic without altering its structure and distribution, and maintaining the current activity of the Shopping Center.
